What the ten years actually say

Austin's median ran from $259,900 in October 2015 to a peak of $565,000 in April 2022, then gave back 26.8% into January 2026. That is a larger drawdown than most US metros saw in the same period, for the same reason the run-up was larger: this market moves on the cost of money and on how many people are arriving, and both moved hard.

The two numbers worth watching before price are inventory and days on market, because they turn first. Active listings ranged from 2,660 in January 2021 to 14,647 in June 2026. A factor of 5.5. Median days on market ranged from 16 to 108. Same city, same houses; entirely different negotiating positions.

Mortgage rates over the same span went from a low of 2.68% in December 2020 to 7.62% in October 2023. A buyer approved for a given payment in 2021 could afford roughly a third less house by late 2023 without anything about their income changing.

Common questions

What is the median home price in Austin?

The median single-family sale across the Austin metro was $435,000 in July 2026. Median is more useful than average here: a handful of Westlake and Tarrytown sales drag an average upward in a way that tells a buyer nothing. The metro figure covers Travis, Williamson, Hays, Bastrop and Caldwell counties. The City of Austin runs meaningfully higher and the outer suburbs lower.

How much have Austin home prices fallen from the peak?

The metro median peaked at $565,000 in April 2022 and bottomed at $413,450 in January 2026. As of July 2026 it is 23.0% below that peak. Austin's drawdown was larger than most US metros because its run-up was larger: the same median was $259,900 in October 2015, so the ten-year change is still +67.4%.

Is Austin a buyer's market or a seller's market?

In July 2026 the metro carried 6 months of supply and homes took a median of 63 days to sell. The convention: under about 3 months favours sellers, 4 to 6 is balanced, above 6 favours buyers. Over this series months of supply has ranged from 2,660 active listings in January 2021 to 14,647 in June 2026.

How long do homes take to sell in Austin?

A median of 63 days in July 2026. Across the full series this has ranged from 16 days in May 2016 to 108 in January 2026. Days on market turns before price does in both directions, which makes it the single most useful number on this page.

What were mortgage rates when Austin prices peaked?

The 30-year fixed averaged 4.98% in April 2022, the month the metro median topped out. Rates bottomed at 2.68% in December 2020 and peaked at 7.62% in October 2023. Austin's correction tracks the cost of money far more closely than it tracks anything local.
