Privacy Policy

This site is run by Michael Vilece, a licensed Texas real estate agent with Compass RE Texas, LLC. This page describes exactly what the site collects, why, who sees it, and how to have it removed. It is deliberately specific rather than boilerplate.

The short version: the only personal information this site collects is what you type into the contact form. Page views are counted, without cookies and without anything that identifies you. There is no advertising pixel and no tracking cookie anywhere on the site.

What is collected

Three ways, and only three:

The contact form. First name, last name, email address, phone number (optional), what you're looking to do (buy, sell, invest, relocate, or explore), and whatever you write in the message box. You choose what to enter; only name, email, and intent are required.
Standard server logs. The site is hosted on Netlify, which records ordinary request data, IP address, timestamp, requested URL, browser user-agent, as part of serving and protecting the site. This is Netlify's infrastructure logging, not something this site reads or analyses.
Page view counts. Plausible Analytics records which page was viewed, which site referred you, and an approximate country and device type. It sets no cookies and writes nothing to your device. Your IP address is used to work out the country and is then discarded rather than stored, so nothing links one visit to another, or to you.

This site also publishes a public Model Context Protocol server that lets an AI assistant submit a contact request on your behalf. It collects the same fields as the web form and is subject to this same policy.

What is not collected

No Google Analytics, and no analytics that sets a cookie, builds a profile, or follows you to another site.
No advertising or retargeting pixels. No Meta pixel, no Google Ads tag.
No tracking or advertising cookies. The site sets no cookies of its own.
No selling, renting, or trading of your information to anyone, ever.

How it is used

Contact form submissions are delivered by email to mike.vilece@compass.com and used to respond to your enquiry and to provide real estate services you've asked about. If you become a client, your information is handled under Compass's brokerage policies and the recordkeeping obligations the Texas Real Estate Commission places on licensed agents.

You will not be added to a bulk marketing list because you used the contact form.

Third parties

Pages on this site load resources from a small number of outside services. Each one can see your IP address by virtue of serving you a file:

Netlifyhosting, form handling, and email delivery for form notifications.
Plausible Analyticspage view counting. The script is served from this site's own domain, so your browser never contacts Plausible directly. This site's host passes the request on, along with your IP address.

Links out to Compass, TREC, and HUD are ordinary links; those sites have their own policies.

AI crawlers and your data

This site publishes its content openly to AI crawlers and assistants, see robots.txt and llms.txt. That applies only to the site's published pages. Contact form submissions are never published, never included in any machine-readable feed, and are not accessible to any crawler or AI system.

How long it is kept, and how to delete it

Enquiries are retained while there's an active or reasonably foreseeable business relationship, and afterwards for as long as Texas real estate recordkeeping rules require. Beyond that, email me and I'll delete it.

To see, correct, or delete what this site holds about you, email mike.vilece@compass.com with the address you used. Texas has no general consumer data-deletion statute covering a business this size, so this is offered as a matter of practice rather than because a law compels it. The answer is yes either way.

Children

This site is meant for adults doing real estate business and is not directed at children under 13. No information is knowingly collected from them.

Changes

If this policy changes, the "last updated" date above changes with it. There is no archive of prior versions; the page history lives in the site's source repository.
