Commercial development along Cameron Road and Berkman Drive is accelerating, with breweries, restaurants and the kind of retail that follows rooftops. The neighborhood is genuinely diverse, community engagement is strong, and Mueller next door provides amenity spillover.

It is the value play next to Mueller, and that adjacency is the whole case. 1950s and 1960s ranch on generous lots, similar stock to Allandale at a real discount. Cameron Road and Berkman Drive are filling in with breweries and restaurants, which is the retail that follows rooftops. Days on market ran 24 in Q1 2025, faster than Mueller.
Two things. Some blocks are rougher than others, and the schools are weaker than North Central. The variation is real and it does not show up in a listing photo or on a map, so walk the specific street, at night, before you commit. Harris Elementary rates 6/10 against 8s in Allandale and Crestview. Effective tax is high too, ~2.12%.
$550,000 was my Q1 2025 read, on a range of $375K to $850K, 24 days on market. That is roughly three-quarters of Mueller's median for a house on a substantially bigger lot. Neighborhood figures from the guide, not an MLS series. Calibration, not a valuation.
Austin ISD: Harris Elementary 6/10, Garcia YMLA 7/10, LBJ Early College 7/10. Same middle and high school chain as Mueller next door. If schools are the deciding factor in your search, this is the weakest part of the Windsor Park case, and it is priced in. Confirm zoning by address.
Cameron Road and Berkman Drive are filling in with breweries, restaurants and neighborhood retail. Mueller next door adds real spillover, so the Aldrich Street shops, the H-E-B and the Thinkery are a short drive or a bike ride, not a trip across town. Walk Score in Windsor Park itself is 52, bike 65.
Three-quarters of the price, older houses, bigger lots, no HOA. Q1 2025 medians were $550,000 against $725,000. Mueller is post-2007 on small lots with a $150/mo HOA and Walk Score 72. Windsor Park is 1950s and 1960s ranch with no HOA and Walk Score 52. Same middle and high school, and Mueller's elementary rates higher.
