The neighborhood sits between I-35 and the SH 45 corridor, which is why the golf crowd tolerates the distance.
Distance and age. It is 30 minutes from downtown, further out than the other South Austin picks, and the older sections need updating. The schools are the weaker part of the case, with Akins High at 5/10. Walk Score is 12, dining 15, so the club is the social life rather than a supplement to it.
Austin ISD: Rodriguez Elementary 6/10, Paredes Middle 6/10, Akins High 5/10. That is the honest counterweight to the golf and the views. If schools drive the purchase, Circle C or Shady Hollow put you in the Bowie feeder instead. Ratings are GreatSchools on a 1 to 10 scale and a starting point, not a verdict. Confirm zoning by address.
1975 to 2010, and the gap shows. The originals sit along the fairways and the newer sections came decades later, so two houses a street apart can be thirty years apart. Budget for systems on anything from the first wave. The club itself has been significantly renovated, which has pulled some of the older stock along with it.
$550,000 was my Q1 2025 read, on a range of $400K to $900K, 35 days on market. The spread reflects fairway originals sitting next to 2000s construction. HOA varies by section, effective tax ~2.08%.
Better than the mileage suggests. It sits between I-35 and the SH 45 corridor, which gives it access to both south and southeast Austin employers. Downtown is 30 minutes. Walk Score is 12, so everything else is a drive.
