Better than it looks. Walk Score 45, groceries 55, errands 45, bike 50. Walking to H-E-B, restaurants and retail works here in a way it does not in most of southwest Austin. Downtown is 15 minutes. That is mostly a function of the shopping centers that fund the city sitting inside its own boundary. Dining scores 42 and transit 28.

How much does a house in Sunset Valley cost?

$725,000 was my Q1 2025 read, on a range of $500K to $1M, 18 days on market. Stock is 1955 to 1975 on mature lots, with no HOA. Inventory is the constraint here, not price. Days on market of 18 is the fastest in the guide, so be ready to move rather than think it over.
