Austin Neighborhood Guide
AUSTIN, TX · 78735
Hill country setting inside the city limits. Built into the limestone hills west of MoPac in the late 1980s and 1990s, Travis Country offers genuine topography, mature trees, and lots that feel larger than their surveys suggest. The Bowie High School feeder is the school draw. A community pool and trails wind through the neighborhood, and the H-E-B at William Cannon and MoPac is a five-minute drive. Homes run 1,800 to 4,000 square feet.
Source: The Relocation Edition, 2025-2026, Mike Vilece's own market commentary as of Q1 2025, not an MLS series. Travis Country is smaller than a ZIP code, so there is no separate Unlock MLS median published for it the way there is for the ZIP-level areas on this site. Treat this as calibration, not a valuation. For current metro conditions see the Austin housing market data.

No, and the single letter between them causes real confusion. Travis County is the county Austin sits in, which is what you want for property records, tax rates and voter registration. Travis Country is a neighborhood in 78735, built into the limestone hills west of MoPac in the late 1980s and 1990s, with a Bowie High feeder and homes running 1,800 to 4,000 square feet. If a search for one keeps returning the other, that is why.

The hills and MoPac. Some driveways are steep, and like Circle C, MoPac is the lifeline. Walk Score is 18, so the H-E-B at William Cannon is a 5-minute drive, not a walk. Groceries score 25 and dining 20, so everything routine is a drive. Downtown is 22 minutes when MoPac cooperates.
Austin ISD: Kiker Elementary 8/10, Bailey Middle 8/10, Bowie High 9/10. The Bowie feeder is the school draw and it is the same high school that anchors Circle C. Confirm zoning by address. Kiker and Bailey both rate 8/10, which is a consistent chain rather than one strong campus carrying the rest.
$700,000 was my Q1 2025 read, on a range of $500K to $1.1M, 28 days on market. Homes run 1,800 to 4,000 square feet, built 1987 to 2005. HOA $60/mo, effective tax ~1.95%. That is a narrower spread than most master plans, because the build window was short. Neighborhood figures from the guide, not an MLS series.
$60/mo, one of the lowest of any master plan in the guide. There is a community pool and a trail network winding through the neighborhood. Ask what the dues actually cover before you close, since amenity funding varies section to section.
Closer in and cheaper, with a smaller amenity package. 22 minutes to downtown against 25, and a $700,000 median against $750,000 in Q1 2025. Circle C gives you three pools, golf and the bigger master plan. Travis Country gives you hills, trees and the same Bailey to Bowie feeder.
No pressure, no pitch. I'll tell you what fits and what doesn't, even when it costs me a sale.
