Development started in the late 1980s and produced more than 1,500 acres of master-planned living: three community pools, Grey Rock Golf Course, miles of hike-and-bike trails and an active homeowners association. The housing stock is primarily 1990s to 2010s construction, from starter homes to large custom builds, and the Wildflower Center is next door.

The commute. 25 minutes to downtown and MoPac is your only real route, so a bad morning on MoPac is your morning. It is car-dependent in earnest: Walk Score 22, groceries 30, dining 25. Nothing here is walkable. You are trading proximity for space, schools and amenities.
Austin ISD: Clayton Elementary 9/10, Bailey Middle 8/10, Bowie High 9/10. That is the strongest feeder chain in the whole Relocation Guide, and it is the reason families pay to be here instead of a few minutes north in 78745. Confirm zoning by address.
About $75/mo, modest for a master plan this size. It backs three pools, the trail network and an active association. Grey Rock Golf Course sits inside the neighborhood, but golf access is a separate arrangement, not something dues entitle you to. Ask for the current schedule on your specific section.
1988 to 2015, mostly 1990s through 2010s. That range matters for budgeting. The earliest sections are past thirty years old and are hitting roofs, HVAC and original finishes now. The later sections are not there yet. Stock runs from starter homes to large custom builds.
$750,000 was my Q1 2025 read, on a range of $550K to $1.3M. Days on market ran 32, list to pending. The spread is wide because the neighborhood covers starter homes and large custom builds across nearly thirty years, so the median tells you less here than in a uniform neighborhood.
