Austin Neighborhood Guide
AUSTIN, TX · 78734
A Lake Travis resort community that became a full-time residential city. The Lakeway Resort and Spa, multiple golf courses at Flintrock Falls, the Hills of Lakeway and Live Oak, and marina access define the lifestyle. Housing ranges from lakefront estates to more modest homes in the older sections. Lake Travis ISD is solid and improving, and the Oasis on Lake Travis and the restaurant scene along RR 620 provide dining.
Source: The Relocation Edition, 2025-2026, Mike Vilece's own market commentary as of Q1 2025, not an MLS series. Lakeway is smaller than a ZIP code, so there is no separate Unlock MLS median published for it the way there is for the ZIP-level areas on this site. Treat this as calibration, not a valuation. For current metro conditions see the Austin housing market data.

A Lake Travis resort community that became a full-time city. Golf at Flintrock Falls, the Hills of Lakeway and Live Oak, marina access, and the Lakeway Resort and Spa define the lifestyle rather than decorate it. The Oasis on Lake Travis and the restaurant scene along RR 620 handle dining. Housing runs from lakefront estates to modest homes in the older sections.
The distance and the 620 corridor. You are 30 to 40 minutes from downtown Austin, and 620 is one of the most congested roads in the metro. Walk Score is 12. Nothing about this is a walk-to-coffee address. Groceries score 22 and errands 12, so even routine trips are a drive on a congested road.
Lake Travis ISD: Lakeway Elementary 8/10, Hudson Bend Middle 7/10, Lake Travis High 8/10. The district is solid and improving. Confirm zoning by address. The district is solid and improving, which is a fair description rather than a sales line. If schools are the deciding factor, Steiner Ranch rates higher on all three campuses. Confirm zoning by address.
$850,000 was my Q1 2025 read, on a range of $500K to $3M and above, 40 days on market. The spread is wide because it covers lakefront estates and the more modest older sections. HOA $80 to $150/mo, effective tax ~2.15%.
It is one of the stronger cases in the metro. Golf, marina access, the resort and spa, and a growing restaurant scene along RR 620. Stock runs from lakefront estates to modest homes in the older sections, so the entry point is not all at the top.
35 minutes on the guide's estimate, 30 to 40 in practice. 620 is the constraint, not the mileage. If you commute downtown daily, price that in honestly before you buy rather than after. Plenty of people here do not commute at all, which is why the distance works for retirees and remote workers better than for daily office traffic.
No pressure, no pitch. I'll tell you what fits and what doesn't, even when it costs me a sale.
