Austin Neighborhood Guide
AUSTIN, TX · 78664 & 78681
The most established northern suburb, anchored by Dell Technologies' headquarters and Round Rock ISD, one of the top-performing large districts in Texas. The city has invested in its downtown, Main Street is walkable with local restaurants and shops, and the Dell Diamond provides minor-league baseball. Housing ranges from 1980s established neighborhoods near downtown to brand-new master plans on the northern edge.
Source: The Relocation Edition, 2025-2026, Mike Vilece's own market commentary as of Q1 2025, not an MLS series. Round Rock is smaller than a ZIP code, so there is no separate Unlock MLS median published for it the way there is for the ZIP-level areas on this site. Treat this as calibration, not a valuation. For current metro conditions see the Austin housing market data.

It is the most established northern suburb and the most complete suburban package. Dell Technologies is headquartered here and Round Rock ISD is one of the top-performing large districts in Texas. Housing runs from 1980s established neighborhoods near downtown to brand-new master plans on the northern edge, so the stock is unusually varied for a suburb.
No. It is its own city in Williamson County, about 25 minutes north of downtown Austin, with its own school district, its own tax rate and its own downtown. That is why it is covered on its own page here rather than as an Austin neighborhood. Practically, the distinction matters most for taxes and schools.
Round Rock ISD: Fern Bluff Elementary 9/10, Walsh Middle 8/10, Westwood High 9/10. The district is one of the top-performing large districts in Texas and it is the main draw. It is also large, so confirm zoning by address rather than by city.
The city has invested in it and Main Street is genuinely walkable, with local restaurants and shops. The Dell Diamond brings minor-league baseball. Outlet malls and big-box retail along I-35 mean you rarely drive into Austin to shop. That is rare in the northern corridor, where most retail is strip and big-box.
$475,000 was my Q1 2025 read, on a range of $325K to $750K, 25 days on market. Stock runs from 1980s neighborhoods near downtown to brand-new master plans on the northern edge. HOA $40 to $70/mo. Days on market of 25 is quick for a market this size, which reflects how much of the demand is Dell-driven.
Effective tax at ~2.22% is among the highest in the guide, and Walk Score of 28 means this is a driving city outside the few downtown blocks. Growth along I-35 between here and Georgetown is straining the highway.
No pressure, no pitch. I'll tell you what fits and what doesn't, even when it costs me a sale.
