What is the honest downside of living in Downtown Austin?

The dues, and you cannot judge them building to building until you put them on a per square foot basis. Downtown dues run roughly $0.73 to $1.12 per square foot per month, so a 900 square foot unit and a 2,000 square foot unit showing the same monthly figure are not paying anything like the same rate. Assessments range from about $400 a month in older mid-rise buildings to $1,500 and up in full-service towers, with the top of the market well beyond that. How should I compare HOA dues between downtown buildings?

Normalize every building to dollars per square foot per month. That single step reorders most buyers' shortlists. A low headline number in an older mid-rise can mean deferred capital work ahead, since facade repairs, plumbing stacks and elevator modernization all land eventually, while a newer tower's higher rate is buying staffing and amenities you may or may not use. Ask what the dues actually cover, ask to see the reserve study, and ask what capital projects are already scheduled. Two buildings a block apart can differ by more than the mortgage on the difference.

Which schools serve Downtown Austin, and do they drive prices here?

Downtown is zoned to Austin ISD: Mathews Elementary, O. Henry Middle and Austin High. 78701 is a condo market whose buyers skew toward professionals, downsizers and second home owners, so the building itself carries far more of the price than the school zoning does. Confirm zoning by address, since attendance boundaries do not follow ZIP codes.

Is Downtown Austin walkable?

Yes, and that is the entire proposition. Rainey Street, 6th Street and Congress Avenue are what you are paying downtown prices for. The flip side is that you are living inside an entertainment district, and a building on Rainey sounds different at 1 a.m. than it does at your 2 p.m. showing. See the unit twice, once at night.
