The northern suburb that offers the most house for the money. Located east of I-35, it has historically been the more affordable alternative to Cedar Park and Round Rock. Lake Pflugerville provides waterfront recreation and Stone Hill Town Center is the commercial anchor. Pflugerville ISD is improving and investing in new campuses, the community is one of the most diverse in the metro, and Samsung's fab and Tesla's Gigafactory are within commuting distance.

The P is silent. It is said FLOO-gur-vill. This comes up more than you would think, and getting it right is a small signal that you actually know the metro rather than having just read about it. The name is German, from the Pfluger family who settled the area.
Two things. The name still carries a perception gap with some buyers, and I-35 traffic is a daily reality. Effective tax is ~2.25%, the highest of the northern suburbs in the guide, so run the monthly number rather than the sale price.
Pflugerville ISD: Murchison Elementary 7/10, Kelly Lane Middle 7/10, Hendrickson High 7/10. The district is improving and investing in new campuses, which is a fair description rather than a sales line. Confirm zoning by address. A consistent 7/10 across all three campuses, which is a steadier picture than one strong school and two weak ones.
$425,000 was my Q1 2025 read, on a range of $300K to $650K, 22 days on market. That is the fastest in the northern suburbs, which tells you the value argument is not a secret. Nearly everything is 2000 or newer. HOA runs $45 to $65/mo, and effective tax is ~2.25%.
Yes, both are within commuting distance and they are the two employers pulling buyers here. That plus the price gap to Cedar Park and Round Rock is the whole case. The community is also genuinely one of the most diverse in the metro.
