Everything here was built since 2007, from townhomes to single-family, on grid streets with alley-loaded garages and front porches. The neighborhood feel most master plans promise and few achieve.

Is Mueller a good neighborhood in Austin?

Yes, if you want walkability and can live with a small lot. Mueller is the rare master plan that delivers mixed-use urbanism instead of promising it. 700 acres of the old Robert Mueller Municipal Airport, with shops, restaurants, the Thinkery and an H-E-B inside walking distance. Walk Score 72, groceries 85, parks 88. The grid streets and alley-loaded garages do the rest.

What is the honest downside of Mueller?

Three things. Lots are small, HOA rules are real, and you'll hear your neighbors. That is the price of the density that makes it walkable. HOA runs $150/mo and the effective tax rate is ~2.10%, at the top of the Central range. If you want a quarter-acre and quiet, buy in Allandale.

How old are the homes in Mueller?

All of them are new. Construction started in 2007 and hasn't stopped, so there is no pre-war or mid-century stock anywhere in it. Townhomes through detached single-family. Unusual for a Central address, and it cuts both ways: no 1930s systems to replace, no mature canopy either.

Which schools serve Mueller?

Austin ISD: Mueller Elementary (Blanton) 8/10, Garcia YMLA 7/10, LBJ Early College 7/10. GreatSchools ratings are a starting point, not a verdict. Boundaries do not follow ZIP codes, so confirm zoning by address before you write an offer.

Can you live in Mueller without a car?

Mostly. Walk Score 72, groceries 85, parks 88, bike 82. Errands and dining work on foot. Transit is the weak link at 45, so the rest of Austin still means driving. Downtown is 10 minutes.

How does Mueller compare to Windsor Park?

Windsor Park is the value play next door. Q1 2025 medians: $725,000 in Mueller, $550,000 in Windsor Park. Mueller is post-2007 on small lots with an HOA. Windsor Park is 1950s and 1960s ranch on generous lots with none. Same middle and high school, and Mueller's elementary rates higher.
