Georgetown

AUSTIN, TX · 78626 & 78628

Georgetown has the most charming downtown square in the Austin metro: Victorian-era buildings housing local restaurants, shops and the kind of small-town energy relocating families from the Northeast find irresistible. Blue Hole swimming area and the San Gabriel River provide natural recreation, and Sun City is the 55+ Del Webb community that draws retirees from across the country. Georgetown ISD is strong and investing in growth.

Source: The Relocation Edition, 2025-2026, Mike Vilece's own market commentary as of Q1 2025, not an MLS series. Georgetown is smaller than a ZIP code, so there is no separate Unlock MLS median published for it the way there is for the ZIP-level areas on this site. Treat this as calibration, not a valuation. Common questions about Georgetown

What is Georgetown, Texas known for?

The most charming downtown square in the Austin metro, Victorian-era buildings housing local restaurants and shops. Sun City, the 55+ Del Webb community, draws retirees from across the country, and Blue Hole handles the swimming. Relocating families from the Northeast tend to respond to the square more than to anything else in the metro.

What is the honest downside of Georgetown?

Distance. It is 30 to 40 minutes from Austin proper, and growth along I-35 between here and Round Rock is straining the highway. Effective tax is ~2.20%. If you commute to central Austin daily, price that honestly first. Walk Score is 30, which is high for a suburb and almost entirely down to the square.

Is Georgetown good for retirees?

It is one of the strongest cases in the metro, largely because of Sun City. That is the Del Webb 55+ community that pulls retirees from across the country. Blue Hole and the San Gabriel River handle the outdoor side of it. Georgetown ISD is strong too, which matters if grandchildren are part of the picture.

Which schools serve Georgetown?

Georgetown ISD: Pickett Elementary 8/10, Tippit Middle 7/10, Georgetown High 8/10. The district is strong and investing in growth. Confirm zoning by address, since the city has expanded quickly and boundaries have moved with it. Pickett and Georgetown High both rate 8/10, with Tippit Middle at 7/10.

How much does a house in Georgetown cost?

$450,000 was my Q1 2025 read, on a range of $300K to $800K, 30 days on market. Nearly everything is 2000 or newer, so the stock is younger than the town square suggests. HOA $50 to $80/mo. Effective tax is ~2.20%, so the monthly number moves more than the sale price suggests.

Do retirees and young families actually mix in Georgetown?

Surprisingly well. Sun City keeps the retiree population concentrated in its own community, so the rest of town reads as a normal small city with strong schools. Families relocating from the Northeast tend to respond to the square.
