Austin Neighborhood Guide
AUSTIN, TX · 78749 & 78736
Oak Hill was defined by traffic for decades. The Y at Oak Hill, where US 290 and SH 71 meet, was Austin's worst bottleneck, and the TxDOT reconstruction finished in April 2026. The housing stock is a mix of 1970s to 1990s homes on larger Hill Country lots, many with mature oaks and genuine character. Prices run 30 to 40% below Westlake for comparable square footage, and some areas feed into Eanes ISD.
Source: The Relocation Edition, 2025-2026, Mike Vilece's own market commentary as of Q1 2025, not an MLS series. Oak Hill is smaller than a ZIP code, so there is no separate Unlock MLS median published for it the way there is for the ZIP-level areas on this site. Treat this as calibration, not a valuation. For current metro conditions see the Austin housing market data.

It is the west-side value play, and the traffic argument against it just went away. Prices run 30 to 40% below Westlake for comparable square footage, on 1970s to 1990s homes sitting on larger Hill Country lots with mature oaks. Built 1975 to 2000, so the systems are the budget line.
Yes. TxDOT completed the US 290 and SH 71 reconstruction in April 2026, after decades of it being Austin's worst bottleneck. That is the single biggest change to Oak Hill's case in twenty years, and it is why the neighborhood is turning from a drive-through into a drive-to.
The commercial corridor is still strip malls, and retail takes time to follow a new road. On price, the easy part of the trade is behind you: buying in 2023 was a bet on the rebuild landing, buying now is buying a road that works. The 30 to 40% gap to Westlake is still there.
Austin ISD and Eanes ISD both, depending on the address. The guide lists Patton Elementary 7/10, Small Middle 7/10, and Bowie or Austin High at 8/10. A district split like this is exactly where buyers get caught. Confirm zoning by address, not by neighborhood name.
$650,000 was my Q1 2025 read, on a range of $425K to $1.1M, 32 days on market. That figure predates the interchange opening, so treat it as a starting point rather than today's number. Effective tax ~2.05%, and HOA varies by section.
No. Walk Score 15, dining 18, errands 15. The interchange rebuild changed the drive rather than the walk, and the corridor is built around parking. You are buying the lot, the trees and the price here, not a neighborhood you cross on foot.
No pressure, no pitch. I'll tell you what fits and what doesn't, even when it costs me a sale.
