620 traffic at peak, and scale. The commute out is brutal in the morning and back in the evening. At roughly 10,000 residents the community reads more suburban than exclusive, which matters if exclusivity is what you thought you were buying.
Both Leander ISD and Lake Travis ISD, depending on the address. The named feeder is Steiner Ranch Elementary 9/10, Canyon Ridge Middle 8/10 and Vandegrift High 9/10, and Vandegrift is Leander ISD. Steiner Ranch sits across a district line, so this is one to confirm by address rather than by community name.
Yes, a private boat launch on Lake Austin. That, plus the pools, playgrounds, sports courts and trail network, is what the $90/mo HOA is buying. Ask for the current amenity and dues schedule for your village. Note this is Lake Austin, not Lake Travis, despite the school district name. The two are different bodies of water with different access and different boat traffic.
$750,000 was my Q1 2025 read, on a range of $500K to $1.5M, 30 days on market. Stock runs from townhomes to large single-family on ridge lots with lake views, built 1998 to 2015. Effective tax ~2.12%. The range is wide because townhomes and ridge-lot custom builds sit in the same community. HOA $90/mo.
Closer in and cheaper, with a bigger amenity package. 28 minutes to downtown against 35, and a $750,000 median against $850,000 in Q1 2025. Lakeway is wholly Lake Travis ISD. Steiner Ranch straddles Leander and Lake Travis, which is a difference worth pricing.
