Austin Neighborhood Guide

Clarksville

AUSTIN, TX · 78703

One of Austin's oldest neighborhoods, founded in the 1870s as a freedmen's community and now among its most expensive. The streets are narrow and the lots are small, but the location is unbeatable: walking distance to downtown, the Whole Foods flagship and the Hike-and-Bike Trail. West Lynn is the neighborhood's street, with Jeffrey's, Josephine House and Nau's Enfield Drug. Housing runs from preserved cottages to full modern rebuilds.

Source: The Relocation Edition, 2025-2026, Mike Vilece's own market commentary as of Q1 2025, not an MLS series. Clarksville is smaller than a ZIP code, so there is no separate Unlock MLS median published for it the way there is for the ZIP-level areas on this site. Treat this as calibration, not a valuation. Common questions about Clarksville

What is Clarksville Austin known for?

Being one of Austin's oldest neighborhoods and now one of its most expensive. Founded in the 1870s as a freedmen's community, which is why the street pattern and lot sizes look nothing like the rest of west-central Austin. Today it is a luxury enclave 3 minutes from downtown. West Lynn is the street: Jeffrey's, Josephine House, Nau's Enfield Drug.

What is the honest downside of Clarksville?

You pay $1,500+ per square foot for location, and the historic character is going. Preserved cottages are being replaced by contemporary rebuilds block by block. If that history is part of why you want to be here, watch it before you buy. Narrow streets and small lots, so a big house means a big footprint on a small parcel.

Is Clarksville walkable?

Yes, the most walkable address in Central Austin. Walk Score 85, dining 92, groceries 90, errands 88. Downtown is 3 minutes. The Whole Foods flagship and the hike-and-bike trail are both on foot. Transit is 55, modest, but the best in the region.

Which schools serve Clarksville?

Austin ISD: Casis Elementary 9/10, O. Henry Middle 7/10, Austin High 7/10. Same Casis feeder as Tarrytown. The buyer mix here skews to empty nesters and professionals rather than families, so schools carry less of the price than they do a few minutes north. Confirm zoning by address.

How much does a home in Clarksville cost?

$1,800,000 was my Q1 2025 read, on a range of $1M to $5M+. Days on market ran 40, list to pending, the slowest in Central Austin. That is what a small, expensive, highly specific market looks like. The buyer pool is narrow and the right buyer takes time to arrive.

Who actually buys in Clarksville?

Empty nesters downsizing from Westlake, and buyers who want luxury without a commute. It is a specific profile. Someone who raised a family on a large lot west of the lake and now wants to walk to dinner ends up here. Families with school-age kids more often pick Tarrytown for the lot.
