Some of the houses I'd most like to show you will never appear on Zillow.
The short answer: an off-market home in Austin is a house that's for sale but isn't advertised to the public. It's shared privately between agents as a private listing, a pocket listing or an office exclusive, or held inside Unlock MLS before it launches. Sellers do it for privacy, to protect their days on market and to test a price quietly. Buyers find these homes through agents who are in those conversations, not through a website. It matters most at the high end: Austin homes that sold for $1 million or more in September took a median of 45 days to sell, with about 6.8 months of luxury inventory on the market.
Private listings, off-market sales and "coming soon" launches are now a normal part of how Austin real estate trades, especially above $1 million, and the agents who know what's moving privately are the ones getting those deals done. No yard sign, no open house, no listing page with a days on market counter ticking up in the corner. By the time the neighbors hear about it, it has closed. Here's how off-market homes for sale in Austin work, why sellers choose it, and how buyers get a look.
What does off market mean in real estate?
People use "off-market" two ways, and it's worth separating them.
On Zillow or Redfin, off market usually means a house is no longer for sale. It sold, the listing expired, or the owner pulled it. That's not what this post is about.
In agent conversation, an off-market property is a home that's for sale but isn't being advertised to the public. Within that, there are a few versions:
| Term | What it means | Who can see it |
|---|---|---|
| Pocket listing | Older, informal term for a home the listing agent shops privately | Whoever the agent tells |
| Private exclusive / office exclusive | The seller signs off on keeping the home off public sites and out of broad MLS distribution | Agents at that brokerage, plus one to one conversations |
| Delayed marketing | The home is entered in the MLS but held off public websites for a set window | Every agent in the MLS |
| Unlock MLS Flex | Central Texas's version of delayed marketing. The home sits in the MLS privately until the seller launches it | 18,000+ agents in the Unlock MLS network |
| Coming soon | The home is announced publicly before showings start | Everyone |
The rules changed in March 2025. The National Association of REALTORS kept its Clear Cooperation Policy, which says a listing that's marketed to the public has to go into the MLS within one business day. What changed is that sellers now have formal options to stay private: an office exclusive or a delayed marketing listing, each requiring the seller's signed acknowledgment of what they're giving up. Here in Central Texas, Unlock MLS launched Flex in August 2025 so sellers can market privately inside the MLS before going public.
So yes, private listings are legal in Texas. They come with paperwork and rules about what counts as "public," and a good listing agent handles that part so the seller doesn't have to.
Why sell a house off market in Austin?
Privacy. Texas is a non-disclosure state. Sale prices aren't public record here, and a lot of Austin sellers like it that way. Executives, athletes, people going through a divorce, families settling an estate and anyone who'd rather not have 40 photos of their closets online all have good reasons to keep a sale quiet.
Days on market. This is the big one at the high end. Every day a house sits on Zillow is visible, and so is every price cut, permanently. Buyers read that history and start to wonder what's wrong with the house. More on the numbers in the next section.
Testing the price. A private launch is a soft open. If a dozen agents with qualified buyers see a house and nobody bites at $2.4 million, the seller learns that quietly and adjusts before the public ever sees a number.
Fewer showings, less disruption. Living in a house while it's on the market is hard. A private sale means a handful of serious buyers walk through instead of a stream of weekend browsers.
Security. High value homes and the things inside them don't need to be photographed and published with a floor plan and a showing schedule.
Timing. Sellers who haven't found their next place, or who need to close on a specific date, can line up the right buyer without committing to a full public launch.
How long does it take to sell a luxury home in Austin?
Austin luxury homes take longer to sell than the rest of the market. In September, homes that sold for $1 million or more across Travis, Williamson and Hays counties spent a median of 45 days on market, and the average sits at 68 days. There's about 6.8 months of luxury inventory on the market right now, compared with 5.4 months for the Austin metro overall.
The good news is the luxury market is moving faster than it was. That 45 day median is down from 59 days a year ago, and 209 homes sold at $1 million or more in September, up 10% from last year. Still, when you're asking $2 million, two months of public listing history is a real thing a buyer can point to at the negotiating table. A private phase lets a seller test the price without starting that clock. Under Unlock MLS Flex, no days on market count while the listing is private.
For the Austin metro as a whole, the median home took 66 days to sell in August, and in September homes closed at an average of 92.7% of original list price. You can follow the monthly numbers in the Austin housing market report.
Do off-market homes sell for less?
The honest answer: it depends on how it's done, and the research doesn't all agree.
- A study from the Association of Real Estate License Law Officials, covering about 10 million U.S. sales from January 2024 through June 2026, found private listings sold for 0.87% less than standard MLS listings in 2025. Homes launched as coming soon sold for 1.55% more in the first half of 2026. In the top price tier, coming soon homes sold for about $17,000 more than comparable MLS listings.
- A University of Georgia study of 700,000 Dallas Fort Worth sales found that luxury pocket listings sold for about 8.2% more than comparable MLS homes, likely because of the signal exclusivity sends. That paper is still under peer review, and the overall premium shrank after Clear Cooperation took effect in 2020.
- Unlock MLS reports that sellers who started in Flex before going public closed about 3 percentage points closer to list price and were far less likely to cut their price than sellers who skipped that phase.
Here's how I read it. A private listing used as a hiding place, where the house is only ever shown to a few buyers, can leave money on the table. A private listing used as a first phase, where you test the price with qualified buyers, learn something, and then launch publicly with a clean history if needed, tends to do well. The strategy matters more than the label.
How to find off-market homes for sale in Austin
You can't search for these on a website. That's the whole point. Getting access comes down to the agent you work with and who that agent talks to.
Work with an agent who's in the conversation. Private inventory moves through agent networks: brokerage exclusive programs, the MLS's private tier, and plain old phone calls between agents who trust each other. If your agent isn't in those conversations, you won't hear about the house until it's sold.
Be specific. "Something nice in Westlake" doesn't get you a call. "Four bedrooms, single story, under $2.2 million, in Eanes ISD, flexible on closing" does. Agents with a private listing go looking for a buyer who fits.
Be ready to move. Have your pre-approval or proof of funds in hand. A private seller is choosing between a few buyers, and the one who's ready usually gets the call back.
Respect the discretion. You may be asked to keep the address, the price or the seller's name to yourself. Do that, and you'll get the next call too.
Expect less data. Off-market homes don't come with a public price history. Lean on your agent's MLS comps to know what a fair offer looks like, especially in a non-disclosure state.
Off-market homes anywhere: where my network comes in
I work with agents across Austin, across the country and overseas. That matters in two directions.
If you're moving to Austin, I know what's quietly coming up in neighborhoods like Westlake, Tarrytown, Lakeway and Bee Cave before it hits the public sites, and the neighborhood guides are a good place to start narrowing it down.
If you're leaving Austin, for Denver or Nashville or London or anywhere else, I can connect you with an agent where you're headed who knows that market's private inventory the way I know this one. Same goes if you're selling here and buying there: one conversation, both ends covered.
And if you're thinking about selling privately, I'm happy to walk you through whether it fits your house, your price point and your timeline. Sometimes it does. Sometimes a well prepared public launch is the right call. Either way, reach out if you want the full picture. You can reach me at 512.565.1110 or through the contact form.
Common questions
What does it mean when a house is off market?
On listing sites like Zillow, "off market" usually means the home is no longer for sale: it sold, the listing expired, or the owner withdrew it. In real estate circles, an off-market property is a home that is for sale but is being marketed privately through agents instead of on public websites.
What is a private exclusive listing?
A private exclusive is a home for sale that the seller has chosen to keep off public websites and out of broad MLS distribution. The listing agent shares it with agents at their brokerage and through one to one conversations. Under NAR rules adopted in 2025, the seller signs an acknowledgment that they are choosing this option.
Are pocket listings legal in Texas?
Yes. Private and off-market listings are legal in Texas. MLS rules require that a listing marketed to the public be entered into the MLS within one business day, so a private listing has to stay private, meaning no yard sign, no public website and no broad email blasts. Sellers sign a disclosure when they choose an office exclusive or delayed marketing option.
How do I find off-market homes in Austin?
Work with an Austin agent who is active in private listing networks, tell them your exact criteria, and have your pre-approval or proof of funds ready. Off-market homes are not searchable on public sites, so access comes through agent relationships, brokerage exclusive programs and the private tier of Unlock MLS.
Do off-market homes sell for less?
The research is mixed. A study of about 10 million U.S. sales found private listings sold for 0.87% less than MLS listings in 2025, while coming soon listings sold for 1.55% more in early 2026. A Dallas Fort Worth study found luxury pocket listings sold for about 8.2% more. Private marketing tends to work well as a first phase before a public launch.
How long do luxury homes take to sell in Austin?
In September 2026, homes that sold for $1 million or more in Travis, Williamson and Hays counties had a median of 45 days on market and an average of 68 days, with about 6.8 months of luxury inventory. That compares with 5.4 months of supply for the Austin metro overall.
Can I sell my house without it showing up on Zillow?
Yes. An office exclusive, a delayed marketing listing or an Unlock MLS Flex listing keeps the home off public websites while it's marketed privately to agents. Once a home is publicly marketed, it has to go into the MLS within one business day and will usually syndicate to Zillow and other sites.
Are off-market homes on Zillow?
No. A true off-market or private listing is not on Zillow, Realtor.com or Redfin. Zillow's own rules require a home that is publicly marketed to be in the MLS within one business day, so private listings stay off public sites until the seller decides to launch. If you see "off market" on a Zillow page, it usually means the home is no longer for sale.
What is the difference between an exclusive listing and the MLS?
An MLS listing is shared with every agent in the local multiple listing service and syndicated to public sites like Zillow. An exclusive or office exclusive listing is marketed privately by one brokerage, with the seller's signed consent, and does not appear on public sites. Many sellers start exclusive and move to the MLS later.
What is a coming soon listing?
A coming soon listing announces a home publicly before showings begin. In a study of about 10 million U.S. sales, coming soon homes sold for about 1.55% more than standard MLS listings in the first half of 2026.
How long does it take to sell a house in Austin?
In August 2026 the median home in the Austin metro took 66 days to sell. In September 2026, homes that sold for $1 million or more in Travis, Williamson and Hays counties took a median of 45 days, with an average of 68 days.
